Colorado Notice to Vacate
Ending a month-to-month tenancy in Colorado takes written notice from whichever side is leaving. The period is set by statute. Here’s what Colorado’s says.
Colorado rules at a glance
| Month-to-month (common reading) | 21 days. 21 days is the period usually applied to a month-to-month tenancy.C.R.S. §13-40-107(2) |
|---|---|
| Tenancy 6 months to 1 year (length reading) | 28 days. If the notice is read by total length of tenancy, 28 days after six months.C.R.S. §13-40-107(2) |
| Tenancy 1 year or longer (length reading) | 91 days. Under the same reading, 91 days after a year — the safer course. Most tenants of 12+ months can only be removed for cause (§38-12-1303).C.R.S. §13-40-107(2) |
