Build your first lease
Start from the lease builder and pick the state the property sits in. State comes first because it decides everything downstream — deposit caps, notice periods, and the disclosures the lease has to carry all change at the state line.
From there the wizard asks for the facts of your tenancy in plain questions, one screen at a time:
- The property address and what is being rented
- Landlord and tenant names
- Term dates, rent amount, and when rent is due
- Deposit, late fees, and utilities
- Pets, smoking, parking, and any addenda you want attached
Drafting is free and so is the preview — you can build the whole document and read it end to end before you pay anything. A Pro membership is what unlocks the download and the built-in e-signature.
You can leave the wizard and come back. Your answers are kept as a draft, so a lease you start on a laptop is still waiting for you later.
