The Document Finder recommends documents using a fixed rule set based on the situation you describe; where a rule comes from statute (like the federal lead-based paint disclosure for pre-1978 housing), the checklist says so. For unusual situations, have an attorney review your paperwork.
Some cities — New York, Chicago, Seattle, San Francisco, and Montgomery County, MD, among others — have local landlord-tenant ordinances that add to or override state law. If your city is one we know about, your checklist flags what to verify locally instead of silently applying state law.
