General

LawLease turns rental paperwork into a set of questions. You pick your state, answer in plain English, and get a document written against the law that governs it — required disclosures, deposit rules, and notice periods applied for you, with e-signature built in. Residential leases are live in all 50 states.
Most landlords finish in about 5 minutes. The wizard asks plain-English questions about your property, tenant, and terms, then assembles your lease as you go. You can save and come back to any draft at any time.
No. Only the person creating the lease needs one. Your tenant receives the document to review and sign — no account required on their end.
No. LawLease is not a law firm and does not provide legal advice. Our documents are attorney-structured and built around each state’s landlord-tenant code, but we recommend having an attorney review the final document for your specific situation.

Documents & States

Every U.S. state is supported for residential leases, with each document written against the statute that governs it — deposit caps, notice periods, and required disclosures all change at the state line. Pick your state at the start of the wizard and the right clauses are applied for you.
The library covers six categories: Leases & Rental Agreements, Addenda & Disclosures, Tenant Screening, During the Tenancy, Ending the Tenancy, and Property Management. Leases and rental agreements are available now across all 50 states; some addenda, screening, and notice documents are still in development and are marked as such in the library.
Yes. The wizard walks you through pet policy, parking, utility responsibility, late fees, and other property-specific rules. Skip any section that does not apply and the lease adjusts automatically.
Yes. Security deposit and late-rent language follows your state’s law — including its itemization and deposit-return requirements. You set the dollar amounts; we handle the statutory wrapping.
Your downloaded PDF reflects exactly what you entered in the wizard. If you need to make changes, head back to your document in your LawLease account, update your answers, and regenerate the PDF.

E-signing

After you finish the wizard, you place signature, initial, and date fields on the PDF, then email each tenant a secure signing link. They open the link, sign in their browser — no account needed — and once everyone has signed, the executed PDF is sent automatically to all parties.
Yes. Once all required parties sign, the document is binding under U.S. contract law and the federal E-SIGN Act. Each signature carries an audit trail appended to the final PDF recording signer identity, IP address, timestamp, and document hash — which is what makes the signature defensible if the agreement is ever questioned.
Yes. Signatures collected through LawLease comply with the federal E-SIGN Act and state UETA laws. Our full ESIGN & UETA disclosure sets out what you are consenting to when you sign electronically.

Drafting is free — you can build any document in the wizard and preview it before paying. A subscription ($49.00/mo billed monthly, or $10.99/mo prepaid annually) unlocks downloads, built-in e-signature, and renewal tracking.

Yes. Sign PDF, Document Finder, Fair Housing Screener, Rent Increase Checker, Lease Audit, and Deposit Workbench stay at $0/mo. Nothing to install and no subscription. A free account is what shows your result and keeps it in your dashboard.
Yes. You can cancel from Settings → Plan & Billing in one click, and you keep full access until the end of your current billing period. We consider pro-rated refunds case by case — email billing@lawlease.org and tell us what happened.
All major credit and debit cards. Payments are processed securely by Stripe — we never store your card details.

Security & Privacy

All data is encrypted in transit with TLS 1.3 and at rest. Signing tokens are hashed before storage, database access is role-scoped, and any document download uses a short-lived signed URL. We have never had a security breach; if we ever detect one, we will notify affected users within 72 hours.
Active accounts have unlimited access to both drafts and executed leases. After an account is deleted we retain executed contracts for seven years, in line with U.S. contract retention norms, and remove drafts within 30 days.
Email security@lawlease.org. We acknowledge within 24 hours and aim to remediate critical issues within seven days. We do not currently run a paid bug bounty, but we credit researchers publicly with their permission.
Check the status page for real-time uptime, incident reports, and scheduled maintenance. If the wizard or signing flow is failing for you specifically but the status page is green, email support@lawlease.org with your browser, your operating system, and a screenshot.
