What is a lease violation notice?
A lease violation notice is a written warning that identifies conduct or a condition believed to breach the lease or incorporated property rules. It records specific facts, points to the relevant provision, explains the requested correction and gives a date for follow-up.
This general template is not automatically a statutory notice to cure, perform-or-quit or terminate tenancy. Those documents may require exact grounds, language, cure periods and service steps. A lease violation notice is also called:

Some jurisdictions require an earlier warning or cease-and-desist step. Confirm the correct procedure before treating this letter as a legal prerequisite or starting a termination case.
Apply lease rules consistently and consider fair-housing duties before demanding a correction. A disability-related issue may trigger a request for reasonable accommodation, and retaliation or selective enforcement can create separate risk. Address urgent health or safety conditions through lawful emergency procedures rather than self-help.

- Describe observations, not character
- State who observed what, when and where. Avoid insults, speculation and unsupported claims about motive.
- Quote or identify the controlling rule
- Use the executed lease and valid addenda. Do not invent a restriction or rely on a policy that was never incorporated or lawfully adopted.
- Make the requested cure understandable
- Explain the concrete action needed and the follow-up date. The cure must be lawful and possible within any required period.
- Consider accommodation and tenant rights
- Route disability-related requests for appropriate review, address repair or habitability complaints, and avoid retaliation or inconsistent treatment.
- Do not use self-help
