What is a mutual lease termination agreement?

A mutual lease termination agreement is a bilateral contract in which landlord and tenant agree to end an existing lease on a specified date. It resolves possession, prorated rent or other payments, keys, property condition, utilities, deposit handling and the scope of any release.

Unlike a notice, neither party imposes the result alone. The agreement should reflect informed, voluntary consent and should not waive nonwaivable rights or obscure obligations that survive. It is also called:
