What is a move-in and move-out inspection checklist?

A move-in and move-out inspection checklist is a written comparison of a rental property's condition at the beginning and end of a tenancy. It gives each room and major feature paired spaces for condition notes, then records keys, additional observations, photographs and signatures.

At move-in, the checklist identifies pre-existing damage and maintenance issues so they are not later attributed to the tenant. At move-out, the same sequence helps the parties distinguish new damage from earlier conditions and ordinary wear. It supports the deposit accounting but does not replace any state-required statement, inspection notice or itemized deduction form. It is also called:
